Some agents work the expired listing market exclusively. It makes sense.
After all, you know the seller WANTS to - or MUST sell their home. That is certainly a PLUS since it eliminates any guess work.
We all know the story. The competition in the Real Estate business is very TOUGH. I know. I've been there and done that. All agents have the same, identical shot at getting that expired listing ... unless you offer much more than the other agents.
I'll teach YOU to offer MUCH MORE than the other agents ... things that will put you FAR AHEAD of your competition. Let's face it. When I was in the "trenches," the math was very simple. In my area, there were 10,000 agents competing for 1,600 homes sold monthly. I guess there were thousands of agents who did no business.

Above is a testimonial I received from a REALTOR®. Why am I including a testimonial? So I can build my credibility with you. I have a ton of additional testimonials - I'm just using this one as an example.
And YOU have to do the same. You need testimonials from real sellers of real expired listings that YOU SOLD! You have to build YOUR credibility with the seller.
If you are new to the real estate business, use the sales of expired listings that your OFFICE closed. No problem with that!
Below is a letter and picture of a luxury home that had expired. His property had been listed with one of the "top" luxury homes specialists in town for over a year! My assistant called the owner the day his listing expired and made a listing appointment for me the same day. I listed the home that evening and sold it in 21 days! The seller couldn't have been more pleased.
The couple who bought the house really defied all logic. In fact, I sold TWO houses in ONE DAY in the SAME community. The one pictured here and another house. You can read about it in the book. What book? "How to CONQUER the Expireds!"
Yes, I milked that testimonial to the max. I made flyers out of it, postcards, included it in my presentation book. I even put the picture of the house on my one minute TV commercial. Use the appropriate link below to watch the commercial ...
Let's go back and analyze the letter. It may be tough to read due to the small print so I'll state some of the points from the letter. Why? You want to "lead" the seller (his writing hand) to words and sentences that make you look like a genius. Here's what the seller said ...
"My house was for sale for more than one year. It had been listed with two top real estate agents in Las Vegas, one of whom was, purportedly a "specialist" in expensive homes and a top earner in her office, which is a nationwide compnay. During that period not only was the home not sold, but approximately a total of 10 buyers came to see it."[My Comments]: You want the seller's complaints in the letter, possibly even mentioning the competing office and have the seller describe the horror of his experience. In this case, the house was listed for over a year and only had 10 showings.]
Here comes the part of the letter that makes you look like a "superhero" - which is what you are looking for. The seller continues ...
"Fortunately I was put in contact with George Paukert." [My assistant and I were knocking on the doors of all listings that were sitting on the market for over a year, talking to sellers who were very upset, and feeling sorry for their misfortunes.]
The seller continues ... "In three (3) weeks my home was sold. This was not a fluke, in that, at one Open House, on Sunday afternoon, a total of 60 people visited my home."
[My Comments:] He continues to build me up as a "Superman." Now I beat two of the best agents in Las Vegas specializing in luxury homes. I beat them in everything ... I sold the house in 3 weeks; I work on Sundays; I do Open Houses myself; I had 60 visitors in one afternooon. All of these are huge pluses when you go to see Expired Listings. There is no need to have 100 letters from various sellers - use one letter and "milk it" to the max!]
The seller continues with a very nice comment about me. Unfortunately, he forgot to mention Mrs. Real Estate who has always been my "right hand" and attended every appointment with me. That's what happens ... "Behind Every Successful Man is a Hard Working Wife!"
"It was a pleasure doing business with George Paukert. [Of course. I sold the house in 3 weeks at full list price AND 7% commission!] I found him to be extremely professional, enormously imaginative [I am] and at all times a gentleman." [Thank you.]
[My Comments]: You need to emphasize your super skills - in this case, the house sold in 21 days, your abilities and characteristics - extremely professional, and all the other "good stuff." The closing of the letter is EXACTLY what you need ... and this is WHY you are talking to the seller of an expired listing.]
The seller continues ... "What I have written in this letter I have told to everyone I know. [Wonderful!] I have insisted everyone contact George Paukert .... [here was my company name] if they want their home SOLD!"

I think you got the idea about what to do. There's even more in the book. You'll even find ideas from other agents and what they do with Expired Listings. This is how you can start doing business IMMEDIATELY. Even the best markets have expired listings. No matter how "hot" a market is, there are always some homes that won't sell.
How can you get letters like that even if you started your real estate career yesterday? Go through the sales of expired listings your office closed. Then visit the sellers and ask them for a testimonial letter.
Will you get the letter? Some will say "yes" and others will say "no." Do you care if they say "no?" No, you don't care at all. After all a good salesperson - YOU - always hears the word "no."
Use ONE good sale like the example above ... from an expired, a FSBO, or any other sale, and promote YOURSELF to the max! Use it everything, just as I did ... flyers, postcards, letters, and even commercials ... whatever you can come up with. Be outrageous!
How do you get the seller of an expired listing to list with you? Here's the "secret" ...
You begin your listing presentation with THAT letter, THAT picture, and THAT story. Whatever the story is pertaining to that particular sale. There is always a story.
People like to listen to stories. Using good stories is a great way to sell yourself. I always used stories to sell anything.
We'll say you are going to go out and hunt monkeys and there are approximately 300 monkeys sitting at the entrance to the jungle. If you are a smart hunter, you know you cannot catch them all. But, you may be able to catch one or two before the rest of them run for cover back into the jungle. Some hunters try to get ALL the monkeys and end up getting NONE.
Agents do the same thing with expireds. They try to get ALL of the expireds and end up listing NONE of them.
Listen, if you can get one or two expireds a day, that's 30 - 60 listings a month. That sure beats shooting at thousands of expired listings and getting ZERO.
